Separate The Real Concerns From The Repeated Ones
The question that gets asked is whether the tree is too close. The question worth asking is which specific interaction is a problem, because they have different answers and different costs.
Structural failure onto the building is a real and manageable risk. Roots lifting paving is real. Roots in drains is real where drains are already compromised. Several other commonly cited concerns are weaker than their reputation.
What’s Actually Worth Assessing

Three Things To Check Before Deciding
What The Crown Is Doing

Deadwood, weak unions and limbs extended over the roof. This is where the genuine risk sits, and most of it is addressable by pruning rather than removal.
What The Ground Is Doing

Lifted paving, cracked surfaces and where the rooting volume actually is. Surface damage close to a building is usually the tree finding the only uncompacted ground available.
What The Building Is Doing

Whether the cracking predates the tree, follows a different pattern, or tracks something else entirely. Buildings crack for many reasons and a nearby tree collects the blame for most of them.
Removal Is Rarely The First Answer
Where the concern is the crown, which it usually is, pruning addresses it directly. Deadwood over a roof comes out. A limb extended over a parapet can be reduced. A weak union can be supported.
Where the concern is the surface, the options are the surface rather than the tree: a flexible or suspended paving detail, a rerouted path, or accepting periodic repair. Removing a mature tree to protect a walkway is a permanent answer to a maintenance question, and it’s usually the most expensive option once replacement is counted.
The Question Nobody Asks First
Whether the tree is protected.
Where it is, the decision stops being purely commercial. Several cities here charge mitigation per diameter inch on removal, and the cost of taking out a large tree close to a building can exceed the repair it was meant to avoid. That’s a city-by-city answer and it belongs at the start of the conversation rather than after a contractor has quoted.
What Not To Do
Two things, both common.
Don’t top it. Reducing a tree by cutting the leaders produces weakly attached regrowth, decay at the wounds, and a heavier, more failure-prone crown within a decade. It’s the single most reliable way to turn a manageable tree near a building into a dangerous one.
Don’t cut roots to solve a surface problem without knowing what you’re cutting. Severing structural roots on the building side of a tree removes the anchorage on exactly the side where failure would matter most.
What Changes When The Building Does
Most of these questions arrive attached to a project rather than to a tree, and the project usually decides the answer.
A new footing, an extended slab, a service trench or a resurfaced approach all take root volume from the side nearest the building, which is where a mature tree’s anchorage and a good share of its absorbing roots already sit. A tree that was entirely stable beside a building for thirty years can be a different proposition after one excavation.
That’s worth establishing before the design is fixed rather than after the trench is open, because at design stage a footing can move a few feet and afterwards the only remaining decision is what to do about a damaged tree.
When Removal Genuinely Is Right
Where the defect is in the stem or the root plate rather than the crown, since neither can be pruned away or reliably supported. Where the species and position were always wrong and the tree will outgrow the space regardless. And where the building is being altered in a way that will take the roots anyway.
In those cases the useful conversation is about what replaces it and where, so the same situation doesn’t recur in twenty years with a different owner asking the same question.
